MERCURY says median price for 1004 is.

Mercury reports the median fee for a 1004 as 320 or 325. :new_multi:

What is wrong with you guys in Mass that use Mercury. I just started using it, forced by a client, and I see this box every time because my client pays the fee and the client fees (I didn't even set these ones, but agreed to them) are always way above the median. This is 1 of 3 clients that have basically the same fees (375-425 per 1004) and +25-50 for FHA. Mercury median is ALWAYS below this.

Is it just because these are people on Mercury? If so, please note that an appraisal in MA by a professional appraiser is worth at least $350, if not $400. Just a heads up and a sharing of my opinion. :beer:
 
I think Mercury is a misleading name...with fees like that, Uranus seems more appropriate.
 
RELS says 285 is the highest fee they have for a Massachusetts appraiser so I guess 320 is better than that.... but not by much.
