Missing Shingles

I am working on an appraisal for a single family home and the roof is missing about 5 shingles. An inspection has been completed indicating that the roof does not appear to have any leaks..Does this meet minimum property standards or must the missing shingles be replaced in order to meet minimum property standards? Thanks :)

For MPR, I believe you must make "subject to" if structure/safety is affected or roof has less than 2 years life. If you can't tell by looking at 5 missing shingles then call for further inspection from a roofing professional and get estimate of how long before it starts leaking. Did you see any stains in the attic by the way?

I did not see any stains in the attic. The rest of the roof appears to be fine and appears to have more than 2 years of life remaining. The owner is saying that the missing shingles are from Hurricane Irma and he never had them replaced because they weren't causing him any issues. :unsure:
 
They could have been blown off last week. Agree with Rex. Dry today <> dry tomorrow...

One good rain is all you would need to have your ceiling on your floor...
 
Call for repair. UW can wave it but your job to call for issues to be fixed.
 
Shingles are there for a reason. Sammy is right. You are not only reporting a lack of leaking now. You are making a reasonable assumption that it won't be failing for at least 2 years. I would rather say it has 2 years of life left with the shingles as opposed to without.
 
Shingles only take care of roughly 80% of the rain, the rest is dependent on the underlayment, flashing, etc. If theres no shingles to act as a first defense it wont be long before rain finds a way or wind rips things up. Also once a few shingles start to go, the rest follow around it. No brainer, definite subject to repair.
