The spacing on the wood joists I'm looking at are 16 inches. They could be 2x6.I would guess the photos show a manufactured/mobile. What is the joist spacing of the one you are looking at? I think your right about the steel beam down the center supporting the center line. Nowadays, I commonly see a 2"x6" conventional frame stub wall in place of that beam. Also, the scuttle access to the attic from inside suggests modular to me. I have never inspected the attic of a manufactured home (although I never day anything can't exist!).

Do mobile homes or manufactured homes have attic access ever? I have never seen one with attic access inside the home.
It might be... or maybe not. Again, the only difference, given similar quality, is the building codes that were used during the dwellings construction. Period. Some lower quality modulars look just like manufactured dwellings. Some of the better manufactured units, appear no different (except for the tags and/or data plates) than modulars. Both modulars and manufactured dwellings can have steel or wooden frames.This is another home In the subdivision. Steel frame. Joists? Are 4 ft apart...the subfloor is my guess 1 and a half inches thick ply wood. Maybe 2x 3/4..it's not the compressed saw dust type wood...it would have had to be sturdy with 4 ft in between ..joists?
This is a mobile home right?
