Well it looks like they are seriously going to screw this up. I sent this email to Monsoon today:

You say you have improved searching but today I searched for a property address in Maricopa County and I get one result from imapp - the exact property I am looking for. And I get 41 useless results from monsoon. I have to scroll through 41 records to find the one I am looking for and because of your horrid screen display I can only see four properties per page and I have to page down through 10 PAGES of data to find the right property. How can you possibly claim to be in any way effective or reliable or competent when you are totally useless. Please do not claim to be a valid replacement for imapp until you can actually replicate their results and reliability.

I hear Conde is working on a back up plan to offer imapp data if ARMLS can't see how stupid they are being.
 
Did you receive the notice I sent out several days ago? Contact CoAA, the Phoenix members are working on this problem. My MLS is not part of ARMLS so personally I am nor involved with this since my sources are completely different.
 
And like that, its gone. I was working on an appraisal and was pulling up tax info on potential comparables. One comp, iMapp was there, the next, it was gone. This is ridiculous. I wish there was an alternative to ARMLS.

I've been sending out complaining emails all day telling them to bring back imapp until they can replicate it. Printing is a major pain in the rear and the sale data still does not include financing type (FHA, VA, etc.) What fun to look up each transaction in the County Recorder's website.

I agree, on several it only showed the current sale, so i had to pull prior sales through the county recorder's site. Its doable, but it's not optimal, it takes more time. And then, like you said, it does not show specific financing.
 
Complain loud and long to everyone you can find at armls. they brought it back again after they tried to get rid of it last time.

Just put down type of financing in the listing. Listings are ALWAYS accurate :rof:

I assume your little laughing guy means you are joking - Loan type seems to be one of the data elements most challenging to realtors. They are wrong at least 50% of the time.

No, I'm very serious. Our valued real esate agent partners do an excellent job of insuring that all information in listings is always 100% accurate. :rof:. Ok, i need to stop, If I laugh any harder, I'll hurt myself. My favorite was a sold listing of a loft in Downtown Phoenix which the listing showed as 'conventional', but the iMapp tax record showed a seller carryback. I called the agent to see what info they had, and she said that they put 10% down, with a seller carryback and with a 3 year balloon payment. When I asked why she put conventional in the listing, she replied - "isnt that Conventional financing?"
