Also 110% true. That why the AMC fees aren't already even lower than they are. If they can find enough appraisers at $340 but they're having problems at $320 then it's expedient for them to stay at $340. Time is money for them, too.
Which is why they need the report back next day after shopping it around for 2 weeks.
 
Wrong the lenders mostly tell borrowers they aren't allowed to shop appraisers by the lowest fee and so most borrowers negotiate on everything but the appraisal.
I don't understand why borrowers are involved in the first place for lender mortgage appraisals. The appraisal is to help the lender make a decision. The borrower isn't even an intended user.

Here is what I think is real and the issue about res Fee's. We have an over-supply of Res Appraisers' Unlike the VA Panel ' Which limits the number in an area and rotates and Fees are established for that area.

So the supply Side Appraiser is the problem

Its the demand side that fluctuates Wen Interest rates were at 3 % Appraiser demand went way up, Now its at 6% and less appraiser work.

So what happens now? Well no one is coming in and if it does not get better then many will leave retire/or quit so it will shrink the supply side

GSE stuff. Waivers stated value blah blah Blaha Data is really getting good

So what is the fix? Desktop's and PDR dudes

I did not say anything you did not already know.

How will long will Harry the PDR dude put up with the AMC slave master? Thats why the amcslave master wants you the appraiser to complete PDR's

US Appraisal = "Mediocracy Incorporated". The appraisal "experts" that show up at conferences giving speeches are not really any more than roadblocks to progress whose sanctioned job is to protect at least part of the more important rank and file from being displaced by technology. It has been like this for the past 20-25 years.

So, what is going on? What is going on? Just look around you for the last 25 years. Nothing much really, just enough scuffling around to make it look like something important is happening. But what is happening is blocking. Is nothing.

It should be so obvious to others. And to some, I am sure it is obvious.

But nothing. Nothing at all. Just the same 'ol, same 'ol.
