Mound Sewage System Vs Septic Tank

Help.....My boss is doing an appraisal which concerns litigation between a home owner and the builder. A Builder built a home on a small lot not in the city for which the sewage system in a small back yard backs up continuously. Subsequently...the buyer who purchased the spec house found out that the yard doesn't percolate and also found out that the builder should have never built on this site. The current site is serviced by a septic tank. No municiple sewage facilities available. Only Option is to build a Mound System.

Here's my assignment.....because the yard is small...there is concern that the mound system will cause the value to go down......due to lost of utility in the back yard. My delima is this....I have no information, nor do I have any comparables with mound systems. I need help! Is there anyone that can give me some good advice or is there anyone that has worked on a problem like this before that can send me some data?

The Problem is...."what is the effect on Value when using a Mound System Vs Septic Tank".....keep in mind the lot is small.

It would appear that without any comparable data available that it would boil down to at least the cost to cure if its legal and phycially possible. And a further consideration would be the lost utility for not having a back yard if thats provable.

If its not legal or physically possible it would be almost the same as a complete loss if the problem could not be remedied.

Please describe a mound system, what it looks like and how it works.

I have a septic system filtration bed. (two areas each about 12'x12'x8' deep)I walkon and use the land everyday. If I did not tell you it was there, you would never know.

If it is landscaped properly, I do not think there would be any negative impact on value. It is just a different method.

How can you say there would be a difference in value, when you do not know precisly what the finished product is going to look like?
