MRIS Reported Sales Prices

Be sure to reconcile the sales prices as reported by the listing agents with public record and SDAT. I have found several listing agents reporting higher closed prices than that which is shown on SDAT. (We are NOT talking flips or foreclosures.) I have reported these violations to MRIS and they have done nothing to correct the situation. I have found this to be common in areas with may REO sales and short sales.
 
I've reported a couple of these over the years and MRIS does nothing about it as far as I can tell. When confirming comps, rarely have I found a settlement that has not settled, but several times a year I do find mistakes with the reported sales price. If the sale is too recent to show on SDAT, I just shoot both agents a confirmation request via email with the hot links provided on the listing, then when they reply I have a paper trail for the file. The vast majority of the time at least one of the agents gets back to me in a short period of time.
