Murder/Suicide in House Impact Value?

I'm rusty on this. Anybody got any real data on if I need to make some kind of "ghost adjustment" or whatever on this house? Murder/suicide happened in 12/2006.

You sound like you've already decided that there is a negative impact from this! How do you know?

depends on if they got all the brain matter cleaned off the ceiling.

no joke, i know of a person who went ahead with the purchase of a brownstone in nyc after the seller blew his brains out in the bedroom. the person who was contracted to clean up the mess forgot about the ceiling...

First you have to talk with agents to see what they think the market reaction would be. Randall Bell has a good book on stigma and determining how much, if at all, it affects a property, but it's not a simple number that anyone can give you.

In my opinion, ghost adjustments range from $5 to $500.
 
Forget Randall Bell, in the interest of full disclosure I have a professional issue with him. Nicole Simpson condo sold fast at market, Sharon Tate house was on the market for about 40 years, Hale Bop suicide house was torn down despite being almost new. In other words nobody knows this most of all includes agents who are happy to blather on, with no basis for their opinion.. See if there are other homes in the surrounding area. Good luck.
