MVACTY --

This appears to be an appraiser acronym related to income properties and vacancy factor.

But I don't know what it stands for. If someone could help explain, that would be cool.
 
Can you supply the context in which it was used? Such as the sentence? Something like that? The type of property?
 
Evidently it is not an appraisal term. Instead it appears to be something that Realtors will put in listing information about an income property. So I'll look elsewhere since I made an error about it being an appraisal term, BUT...if someone knows, that would be helpful.

Basically, it is just used to describe "vacancy factor"...(see below).

In a description about a house, it will have a list of stuff, like:

Mult- Family Property
Area: Eastham
Style: 1st Flr. Loc,
Detached
Residential
Age: 69 year(s) old
Year built: 1936
TV cable avail.
Telephone avail.
Unit 1 has 1 full bath
Unit 2 has 1 full bath
Unit 3 has 1 full bath
Lot is 31363 Sq. Ft.
Appx. 1232 Sq. Ft.
County: Barnstable
Porch
Garden Area
Elec. avail.
Vacancy factor: MVACTY
Lot Soze between 1/2 -1 acre
Level Lot
Wooded
Approximately 0.72 acre(s)
Outdoor lights
Clear Lot
Private Water
Wood shingles
 
How about calling the agent and asking or checking the MLS for abbreviation definitions.

Multi-family, Vacant, terms, yearly?????
 
Duckie, I spent 15 minutes trying to google that acronym, no luck. Would love to know what it stands for.

Months Vacant This Year is my guess. I am only fluent in MN MLS dialect, however.

I'll take a guess.

Since this appears in many multi-family listings I have a feeling it is an editable response cell that no one bothers to edit.

M = Manager

VAC = Vacant

T = Tenant

Y = Equals a toggle for Yes or No

:shrug:

Edit: I like Roger's better.
 
You mean to tell me an LO/MB won the contest? If news of this gets out it could be a bombshell....rememeber if anyone asks about this on the street next week, here are the talking points.

"He is also an appraiser." :D
