Narrative Residential Appraisal Report

I have been asked to write a report in the narrative format. I have never done this nor have I had to opportunity to read one for a residential property. I've scoured the net for examples and tips. With the exception of a few high end commercial appraisals I have not seen any that provide the desired example appropriate for residential.

What I have at this point is an outline of the appraisal report which I have developed and feel is appropriate per various literature I've collected over the few years I've appraised. But, as far as typically acceptable and expected formatting for such reports eludes me as I would like the report to illicit a sense of professionalism.

I understand there are copyright and plagiarism issues with releasing an example of one's narrative appraisal. So, I'm not expecting much. On the other hand, one never knows until one asks. Any guidance would be appreciated.

The easiest way to write an narrative is simply take out the latest issue of USPAP and write a report using Standards 1 & 2. It's also a great learning experience.

Ken that is the Third Edition. Forth Edition now out as of 2007. Outline is on page 383 of the Forth Edition.

True. But $20 for a slightly outdated, but still very relevant "how to" text is a pretty good deal. If you want the current edition, it's $60. Still not a bad deal, in my opinion.

Yup. That was the section I zeroed in on as soon as I saw it.

This is a couple that came from a narrative class in 2002 in Little Rock. They are simple demos but might give you some clues. Of course USPAP etc. have had some changes and those need to be made.

With all due respect, there isn't a hairs breath of difference between
the Don Demo and a good 1004.

Over the years I've seen a lot of 'narratives', and after thumbing through
many pages of gobbly gook, I always could boil them down to the
selection and analysis of comparables (usually at the most 4 pages).

Word processors begat writing inch thick reports. I leave that to those
that feel they can live with themselves and charge $3K.

An appraiser should be able to explain that a standard form report is
adequate for virtually all residential assignments.
