Hi anyone have a recommendation of a national MLS service?

Those are three I have used and think are all pretty good.

Any other thoughts?

If you have ever been in a meeting with a room full of realtors who have been pitched going to the Big City MLS which gave all kinds of promises and you are the only appraisers who says, "But the Little MLS tries harder and is more innovative. And they did a great job of getting the MC data. And don't believe Big MLS will care about old sales data. And you are only giving away your market to Big City realtors." ..... Then you'll understand why Little MLS is better than National MLS.

The three 'nationals' also are AVM generators businesses.

Use zillow. They have a 'recently sold' section you can use to search for comps. You can even draw boundaries. I wish rental listing websites had a similar feature!

Out of curiosity. Why would a residential appraiser need a national MLS service
 
I'm not familiar with the others, but doing anything in Zillow and Redfin is cumbersome at best.

I also don't know anything about databases out of state, but for instate data you can figure out quite a bit by using ParcelQuest + google on the addresses. I think ParcelQuest's nationwide coverage is only slightly more expensive than their single-state coverage. For all of California we pay ($155/mo). The database is searchable by however the counties are reporting their data.

Zillow is a good tool for sales in some of the remote areas I work. You never know who the MLS is for some areas between the NE OK MLS, NW AR MLS, and the Tulsa MLS... Many properties on the west side of Grand Lake will be Tulsa, most on the E side NEO and south of the lakes like Tahlequah area and along US 412, it's a crap shoot who has those listed. By searching Zillow in those areas, sales are sparse enough to ID much of the activity. I search the county records as well.
 
National MLS. What a great idea. Enable an appraiser from the other side of the country... or maybe from a foreign country... who has never set foot in your state to appraise properties in your state. Sure, there are geographic compentency requirements. I'm sure that there are no appraisers who would ignore compentency requirements to do more work... right?

The states are contributing as well. Licensing by reciprocity is all too easy. It might make some sense for Certified General Appraisers... especially those with specialties or expertise that carry them all over.

I’ve been on one committee or another of the regional MLS for over 20 years. The regional MLS was created when 5 realtor associations with 5 MLSs created a regional one. There were a lot of growing pains but it worked out well. The regional MLS now co-ops with other regional MLSs. But to do this there were some standardizations that were necessary such that all fields in the other regional MLSs are not seen in the local region.
There are also issues that crop up now between regionals. Some regionals stopped the DOM counter when COVID hit and there was a lockdown and some didn’t. Local control is wanted by local membership.
Overall, while it may be possible to link the nations MLSs with a stripped down set of generic property features, I don’t see the demand for such a service except from a very few. Certainly fewer than needed to support such a service.
