Please raise your hand if you are doing FHA appraisals for $275, 1004UAD refinance for $215, and hybrids for $80? This is what Nations Valuations Services offers me, and they are often gone within minutes of my receiving the email.

You should try an auto-responder to try and grab one real quick, just to see if they are legit bid requests. My hunch they are just going thru the motions to make it appear they are 'bidding', but the reality is they are being done by staff appraisers. I thought I had fairly low fees in the 2020s, but that is $200 lower than anything I did. Never did a hybrid. My signature alone is worth more than that.

I get free market and folks doing what they can do feed themselves, but this just seems too ridiculous even for me to believe. Anyone else have stories about full appraisals getting done for $200? Probably less after upload fees...
 
One AMC offered a staff position which pays $208 per report. McD's pays $22/hr here in PHX area. That is about the same as one would make after expenses.

Is Florida oversaturated with appraisers?
 
One AMC offered a staff position which pays $208 per report. McD's pays $22/hr here in PHX area. That is about the same as one would make after expenses.
Was that as a full employee with bennies or basically still a 1099? What else did they pay for?

Why is a cert gen appraiser on the panel for cheap res work AMC fees...
I dropped my contact for all AMC orders...sad to hear these orders are actually being acceted at those fees.

I don't do the hybrids either... I was familiar with one of the properties were were wanting an $80 hybrid on... a +$1,000,000 home with a golf hole, pond, pool, etc. on several acres. LOL

I have done one or two Full 1004 appraisals for $350 or $375 just to stay busy but never as low as they're wanting. I countered with $400 for one of their FHA requests last week and of course I didn't get it.

I took a little break from Appraising after I went off on my own doing Commercial work in 2012; I was having trouble getting enough work since I wasn't a 50 year old MAI. When I was ready to return I got into residential with someone in town looking for help. It's was pretty good until the recent rate spike. I may get back to commercial soon, but that means going back to work with someone else for a while.
 
I don't appraise anything for less than $475
