If one does not have the APN and/or the title report on new construction, does that mean there is no plat map to determine the site area? In 95% of my new construction work, insisting on the title report yields great information that is necessary to complete the report. If in some rare cases an APN is not provided via the title report, TBD has worked (To Be Determined).

It's been a while for me, but you would hopefully have a tentative map that's not napkin based.

To be determined is what I have also done. There has to be a tract map which you can probably get from a title company, or the sales office.

What I can't find in CAD, I have found through Development Services (zoning) GIS mapping.

In California it has a APN# but in order to get it you need to request the lender send you a Preliminary Title Report , which will also have the plat map. Otherwise if yo have a legal description I can probably get the info from our Title Company. You are not going to get this info on Realist or other public sites.
