New rent schedule

I did a 2 family home in August 2025. Lender wants a new rental schedule with new effective date on the same file. I am not sure if I can do this. I would think they need to order a new assignment with different order #.

It is a new assignment if they want a new effective date for the rental data. And, because it would be a standalone appraisal report, be sure to price it so that you can comply with the reporting standards of USPAP Standard 2. If you simply email them a pdf of the 1007, you have significant risk.
 
Or, you can add it to the original report with a new signature date. Just like some thing changing and you change the signature date You charge whatever. However if there are 2 different units with different bedroom count then the rent schedule is screwie. Adding it to the 1025 does cause it to have some issues when it tries to match up with the subject. It was a pain in the butt to lock out some lines. And stupidly it says single family on the top. It will work however, if both units are identical. If not then you have to split them on that form. Might be easier to do a standalone, ask the lender to avoid a redo.,

You can do a stand alone rental estimate. Either like Tom D suggested or as a new assignment completely

Of course you can do it. It is a new assignment. The order # doesn't matter... except for keeping track of things. Don't forget your prior services certification.
