Newbie saying hello

Sorry for being AWOL... LOL.. Alot has happened since last time that I checked in.. The advent of omicron and other strain in early January and good part of February decimated the heath care work force. Amazingly, I was the only one in my office was tested negative. We are tested weekly by the way. Most of the younger providers fell out of the radar sort of speak.. Still working over 90 hours a week most of time as a healthcare provider. Eventually I will phase out of clinical dentistry by July.

Now with my Appraiser trainee license. Washington State Department of Licensing was cyber attacked late January that caused the entire licensing process to stop completely. I finally obtained my Appraiser Licensee license in Early March. Now I in the process of upgrading my appraiser to Certified General via taking Mckissock courses. Currently driving all over Washington state to seek experience from willing Appraisers, despite the record gas prices. Hope all my masters are doing well.. LOL..

Welcome to the forum. Two years ago I trained a CR. Pay attention to your experience log. McKissock is a good way to go also on the general education requirement. Residential work will be on the 'down' part of the cycle, so work may be slow, but hours are hours. There could be big changes coming with PAVE and PAREA and experience. The industry is a changing.
 
During Covid and even now, many jobs have gone remote not requiring to go into workplace. It has been wonderful for these mostly high paying jobs.
Health care workers still have good paying jobs but most jobs can not be done remotely. Even doctors have complained about their overwork load. Unfortunately hospital doctors can't form a union.
The doctors are well paid but have to work hard.
Some jobs in health care can be done remotely especially in the finance department.
Unless one really likes appraising, I recommend one to go into health field which has high and stable income.
I didn't recommend my children to go into appraising. Instead they will have promising and lucrative career in health care and technology.
Entry job as much as my appraisal income last year. :oops:
 
As long as you have zero expectations of financial freedom from the compensation being a trainee for many years, and accept this is merely a passion project just to expand you knowledge of real estate, then best of luck. If you do get certified, you will still be considered a rookie in your 80's.

I have a great, and I mean great, local dentist. He works four days a week (Friday off) and has a heck of a business. Runs like a well oiled machine with all the rooms filled from open to close. I doubt his personality could handle the ebb and flow of the real estate market.

My dentist works 4 days a week with Friday off (why do dentists get Fridays off?).
Their income is good but I can't imagine looking into someone's mouth everyday.

For me appraising is more interesting being able to go out and work inside and keeping in touch with the market to make potential investments.
Just wish less GSE obstacles and income could be better.
