The snippet below is from the Q4 Fannie Appraiser Update. Based on their take, it would seem that about 90% plus of the folks on this forum (as well as the appraisal industry in general) are fairly incompetent... while I'm actually one of those who believe credible results can be extracted through alternative SOW products, I nonetheless think this is below the belt for the GSE's to try to shame appraisers into changing their minds.

What profitability? I mean who has been offered as much as $25 an hour (never mind the contribution of the RISK to you via E & O) Those 45 minute "jobs" are, in fact, going to take a couple of hours perhaps more. Further, a job that takes 2 hour or less is a job that doesn't pay full fee. So, if 50% of future assignments are 45 minutes strolling through the park, how much work is it going to total? Thousands of appraisers will be without more than a few hours work per week. You cannot live off hybrids unless you have at least 40 hours of work available, and hybrids will eliminate 75% of the work meaning 75% of appraisers will need to do something else. And then when things ramp up, or a credit crunch results in extreme shortages of appraisers.

If you can survive to that point, then dictate a $3,000 fee and to be paid in advance. No more canceled assignments.
 
Yeah - most of the stuff they put out is fairly benign WRT name calling. This is just a blatant attempt at appraiser shaming. Like a teacher scolding some 3rd grader. It's really below them to put out stuff like this. One might even say it's.... biased and discriminatory.

Lol, that is some nice propaganda. Isn't being a skeptic a good thing as an appraiser when you are finding reliable sources? Is the fan supposed to be the churn and burn skippy who doesn't even care about reliability of data or scope of work.

You are just not a good enough appraiser to understand why sending in someone who you know nothing about, you don't trust, and has little to no experience with the data you need is better.

There was class paying $25 per report for a duplex with 2 values, as-is and as repaired. Seems like a good deal to me. Must be a very good and knowledgable appraiser doing that.

I also think its a bad idea for an appraiser to be hybrid only not knowing the markets on the ground. I think its rediculous having residential appraisers with 5+ state licenses unless they have some speciality that requires it. Having an appraiser from California doing a hybrid on a property in Florida is insane (unless they just moved from that area or some other rare exceptions).

Of course I don't see a push for appraiser trainees to do hybrids, quite the opposite, they don't want appraisers involved, they want people easier to influence.

This turd taste is double plus good, if you don't think so you must not have refined tastes. If they want garbage in the report FNMA should take on my liability.
 
The problem that I have with the hybrids I have reviewed hasn't been their hybridness. It has been that the appraisal portion was performed by an appraiser who is located a long way from the property, who is certified in 15 states, and who has probably never been to NC.

These people hate and belittle the working fee appraisers every chance they get. I knew this 7 years ago when I’d see them get flown all over the country and speak about these new fun products they were pushing with a level of arrogance that you wouldn’t believe . They wouldn’t admit it was so their friends at the AMCs could keep all the appraisal money for themselves.

The only appraisers I know doing these are the ones that work for major firms (and AMC staff- that’s a whole other issue) who aren’t really permitted to be independent. Honestly , the best and most experienced appraisers I’ve ever known left the profession already.
