This is the problem, they will create more BS for the appraisers to jump through, while at the same time keeping the CMAs and BPOs out there for the large number of Realtors. They need to stop playing around and make Ohio a mandatory state, PERIOD. CMAs and BPOs should be used only for listing purposes, PERIOD.

It will never happen, the Realtor lobby is too powerful in Ohio. Leaving out the sheriff sales and probate is another instance of the "buddy" system in Ohio. You only need to be a landowner in the county you are "appraising" in and there are too many sheriff's out there with their buddies in tow.
Don't worry, be happy! Especially don't worry about any "mandatory" law.
I've now lived in TWO "mandatory" States, and in neither one is the mandatory law enforced.
Like the Pennsylvania law that used to mandate that you had to be a R.E. Broker to perform appraisals,
these laws, as Shakespeare put it, are "honored in their breach".
Ignored is the simple way to put it.

So, in Ohio you don't have to have an appraisal license at all, or you need one just for FRTs?
 
I never could figure out what was an FRT, like SBD.
