Some is refreshing, some is depressing . . .
 
Getting closer to self contained again....
 
Interesting that about the third one down,

anyways he was charged with violations for utilizing comparable sales provided by the client. . . which comparables were found to favor the cause of the client . . . .
 
It seems that in the last couple years Ohio has gone from one extreme to the other.
 
Wish the USPAP experts would check out the one on Kaufman -- near the end. I can not believe some of the citations were USPAP violations. I think you need an attorney if you are cited.
 
Sounds like some of them were witch hunts to me... Who are the investigators, and have they ever done any appraisals?
 
There is a very consistent theme in all of those cases. Notice "failed to report" and "failed to explain" are in every single one of those cases.

Most likely the 24 hour reports where research, analysis and true reporting are not possible.

Wimpy fines, multiply them by 10.
 
Most of the time, they only investigate appraisers who they've received multiple complaints about. If the little USPAP stuff is all they can make stick, they are more than happy to "Capone" the bad apples.

I don't often mention comps being in different school districts on my rural assignments, guess I better start.
 
It seems that they are finally revoking license for the most serious offenses. I once saw a USPAP instructor who had placed another's signature on the report and they only received a slap on the wrist.
 
Who are the investigators, and have they ever done any appraisals?

I can't speak for all of them but I was in class with three of the new ones about two years ago.

One was 30 or so, college education, no appraisal experience but I recall that he did have some experience in the mortgage industry. Really nice guy and was really paying attention to us appraisers and our opinions. Didn't seem to care much for his co-workers that were taking the class.

The other two were in their 50's and were recently retired PD detectives. One didn't say much but the other was a bear! He really knew UPSAP but he didn't know much about appraisal theory and application. In his world everything is black and white and he just couldn't get it that an appraisal is an opinion and much of the info in it is subjective. The instructor understood but I had to get up and leave the classroom a few times when this guy was going off on a rant....

There you have it, three investigators with zero appraisal experience. Don't know about the rest.
