I'm looking to get these questions answered:

Does the state have a trainee designation?



Does the state issue a trainee number or license?


Can a trainee sign the report for a federally related transaction?


If the trainee can’t sign the report, is the signing appraiser required to credit him / her in the report?


If the trainee can sign the report for a federally related transaction, does a supervisory appraiser have to sign with him / her? Does the supervisory appraiser have to inspect the property?


Is there a limit on the number of trainee’s a supervisory appraiser can supervise?


Who can supervise – Certified? Licensed? Etc.


Levels or categories for the state and what are the limitations.

Any help with this would be great! :)

Once the test has been passed, yes

Yes, depending on the lender. Some lenders don't accept reports signed by a Trainee

If the Trainee wants credit for his/her hours the Trainee needs to be credited in the report.


If the trainee can sign the report for a federally related transaction, does a supervisory appraiser have to sign with him / her? Does the supervisory appraiser have to inspect the property?

No, but again this is a requirement by many lenders. In addition, it is a good idea for the supervisor to go along on inspections. In my case I find I learn something new every day. And of course, if the Supervisor does NOT inspect, the appropriate box needs to be checked.


Is there a limit on the number of trainee’s a supervisory appraiser can supervise?

Yes. Three Trainees per Supervisor. But a Trainee can have more than one Supervisor.

Who can supervise – Certified? Licensed? Etc.

Recently legislation was passed that only Certified can have Trainees.

It would be a USPAP violation for the supervisor not to include what was done by someone else in completing that appraisal and report (other than secretarial type things).

The AQB regs have been incorporated into Oklahoma's regs for the levels and their limitations.

Please don't take offense, but the best answers to your questions will be found by calling the state Board office. Rod Stirman can answer your questions and you won't run the risk of "misinformation". I've known people who have been trainees for a couple years that weren't able to use any of their experience hours because they didn't have things "right" because they had listened to other people rather than talking directly to the state.
