Old Boiler with asbestos

I was asked if an old(no longer is use) boiler wrapped in asbestos would be an issue for FHA. I haven't seen it yet but would the usual "friable" condition apply? That is - as long it is not in friable condition it would be ok or will they require it be removed or just report it and let the DEU decide. Any thoughts would be welcome. Thanks
 
I would report it as an old boiler that possibly has asbestos. Unless you are a scientist and have done scientific testing, you cannot state that it is asbestos, and unless the person telling you that has done the same, they cannot either. Hers is how I would handles it....."An old boiler located in the subject property has been reported to contain asbestos. The appraiser cannot rule out the possibility of asbestos based on such information. It is recommended that an environmental professional inspect the boiler. Removal of the boiler, if it does contain asbestos, should only be done by an environmental abatment professional".
 
If it contains or is coated with asbestos (have seen both), why would you move it?
Coat it to seal up the material, or "bag" it, again to seal it up....and leave it alone.

I agree with Riick. If it is not fraible dont' disturb it. If it is then remove it. I think I might call for an inspection anyway since I am not qualified to state that it is not fraible.
