You know, if Freddie Mac and Fannie Mae are privatised with no Federal Catastrophe Guarantee, then what good ARE THEY? None - they become just another loan aggregator.

There already are corporations, such as Pulte, that do the construction, selling, leasing, and lending. Pulte currently sells its GSE conforming limit loans to Fannie Mae or Freddie Mac. With privatization potentially on the way, and similar to Jumbo loans, they may retain their loans or, if strapped for capital, sell them to an aggregator.

But then one has to ask, why sell? Why not just lease everything? There would be some possible way to surrender the lease back to the corporation of course, just like with leasing land for 99 years or whatever.

Isn't that, of course, the future model? Long-term leases? Pulte or whoever is responsible can require occasional inspections to ensure the property is maintained correctly. The lease contract can be tailored to perfection for both parties. AI to the rescue in the case of likely quite complex agreements.

The owner can request changes to the property for a fee, and the design should be dynamic enough to accommodate a certain amount of reconfiguration. If desired changes are not possible or for other reasons, they can withdraw from the lease, possibly for a fee, and relocate elsewhere.

Not only that, but the corporation has better control of the neighborhoods.

But those often nasty state and local regulations? Something needs to be done about them. AI to the rescue. - Yea, the local laws and regs pretty much ruin the concept of "home ownership" anyway.

Just a note: I guess I am getting really sidetracked with USPAP-R-Prolog. I am running it all on macOS with DEVONthink and MARS-RCA for sales grid development.

Once I have published and uploaded the USPAP code and documentation to GitHub under the GPL v3.0 license, I will begin thinking about commercial appraisal and developing specific standards for at least one or two types of commercial property, encompassing all value approaches. But that is a way off. It is also an endless amount of work to do.

ChatGPT says that nothing compares to Prolog in terms of ease of implementing standards in code. It can very easily generate tight Prolog for USPAP. However, although it can also generate Python for USPAP, Python is a procedural language, making it FAR more difficult to create programs for. Procedural code can break more easily. There appears to be a significant difference between the two, so says ChatGPT.

So, I am not developing service software to sell, but open source code for would-be Valuation Engineers (also known as advanced appraisers). Eventually, what I might sell are plug-in modules for more specialized use for certain property types or types of valuation.

I've notified the Prolog community that work will be coming their way - not just from appraisal.
