Should appraiser check "with ADU" if it is a SFR w/a Guest Unit rather than an ADU, per se? {there is a difference in Cali.}

Well, the statewide housing initiative a few years ago mandated that every residential property [depending on developmental standards of course] could have an ADU, which requires a full kitchen so occupants can live independent of the Main DU. So IMO a supplemental dwelling unit without a full kitchen is a "guest unit," aka whatever it's usually called, anything but an ADU. [Totally unsure whether any of CA appraiser agrees with me...]

Yes it ADU stands for ( Additional Dwelling Unit) before the box they were Granny Flats, Guest Unit, and a host of different names. I suspect your no planning on ignoring units called ADU. Not a good idea because now you will have two dwellings not a SFR with ADU.

Yep but my version of the CA Housing & Community Dev Department website calls it an "Accessory" DU, and it's little brother a "Junior Accessory DU, as follows:

Accessory Dwelling Units (ADUs) and Junior Accessory Dwelling Units (JADUs) are an innovative and effective option for adding much needed housing in California. ADUs have been known by many names: granny flats, in-law units, backyard cottages, secondary units and more. HCD is the state’s leader on local ADU ordinances, which — while optional — have grown exponentially in number as more cities, counties, and homeowners become interested in ADUs as one solution to increasing the supply of affordable housing.
As of March 25, 2024, with the Chaptering of Senate Bill (SB) 477 (Chapter 7, Statutes of 2024), the sections of Government Code relevant to State ADU and JADU Law have been re-numbered.

The GSEs have definitions of what is and isn't an ADU. Look them up. If the property meets the definition, then it's an ADU and you check that box. If it doesn't, then you don't.

It actually stands for Accessory dwelling unit.
