During the inspection of a property I noticed the majority of the electrical outlets had paint on the inside. Inside of the outlets not simply on the wall plate. The outlets were not completely covered. However, some of the outlets had so much paint that my outlet tester could not be used. I have not come across this situation before and wonder if this should be a repair item for the subject to meet FHA guidelines. It could be considered a safety issue as a possible fire hazard or if it was necessary for someone to scrape paint out of the outlet because they are unable to plug something in.
The property featured some other items that would require repair. So this would be something added to the list. Any input would be greatly appreciated.
If you would considered this a repair item what would be the fix? Cleaning the paint out of the outlet? Complete replacement of the outlets that have paint?
