Pan Abode UAD quality rating

Subject is a Pan Abode cedar home (3" x 6" T&G w/ overlapping notched corners) built in 1983. The cedar construction and architectural design are quality features, but the interior finish is definitely average (plywood cabinets, dated ceramic tile counters, dated carpet & vinyl floors).

I feel this home is either lower end of Q3 or upper end of Q4. On the fence, but kinda leaning toward the Q4 side. Any opinions?
 
I would go with Q3 based on the exterior of the home. Deal with the inside of the home, which is dated, as a condition adjustment. I think this approach also reflect's how the market would approach the house, a quality constructed home in need of a little updating.
 
I think cedar homes were made to be labeled C4. They can come in kits and
the economy 'builder' can construct them on their free weekend time.

I've done a lot of cedar log kit homes. I agree with Elliott.
 
Had an AMC rebuke me for a C2 rating on a 1978 residence rebuilt from studs up within the past 6 months to a superb custom home with the finest of everything plus an added pool/spa that would rival multi million dollar estate pools - the resultant residence way better than 2-5 year old homes nearby. AMC Said anything built in 1978 MAY NOT be classified over a C3 but typically C4 is preferred. The UAD C2 description of condition was describing this home to a tee. I explained it to the AMC "gentleman" and he said be damned the UAD description, "they" (he?) would never be able to sell a 1978 remodel as a C2 custom to their (his) "client", (the lender who owns the AMC by the way) , so stop trying to send such a report in, or no more work will come your way. Don't you just love appraising and working with AMCs? Don't you just love open "unveiled" threats?
