Peeling lead based point- cost to cure

I see this has been discussed on the forum but not recently. When estimating a cost to cure for peeling paint prior to 1978 , what is a credible source to cite for your work file? Have you had problems with HUD over this? How do you estimate your cost to cure?

I assume this is exterior wall. Your appraisal is based upon the final product. Don't assume that they're going to scrape and repaint. They may reside the exterior. Find out from the lender what they want to do.Then go from there.

I have a rental house that is 90-years old and some of the paint was peeling on the upper shingles. I got a bid from a reputable painting company. He went out and tested it and said, "Bad news, there is some lead paint. Two step process, we have to do mitigate preparations, my painters in environmental suits, etc., taken down to wood, then we can paint, your looking at $10,000." I then called a realtor and got a painter's name. She repainted the front for $600 and did an excellent job.

Doesn't really matter so long as you have documentation on where you got your numbers from.

The appraiser is to note those repairs necessary to make the property comply with FHA’s Minimum Property Requirements (MPR) or Minimum Property Standards (MPS) together with the estimated cost to cure.

Learn to use this book. Use the version that has an associated printout program - ps -learn to estimate the quantities during inspection.

Depending on the amount and height. $25 for a gallon and $10 for a new brush that the owner can use. Just google cost to paint exterior/interior etc. Some site will come up with the number per sq foot or trim cost, etc.

That is somewhat helpful but peeling , lead based paint has to be scraped down to bare wood, so it would be more , no?

There is no requirement to scrape to bare wood. The chipping and peeling paint needs to be removed.
