Phoenix Armls Changes Causing Problems

Following is a notice I received today from another AZ appraiser:

Not sure if other appraisers have tried to export the data from ARMLS into their 1004MC today or not. But, apparently ARMLS has decided to remove the options of year built and sold price from the drop down menu for the CMA reports. I called in and they advised they were removed. I told them we could not complete our reports without this data, as it is required on our 1004 report forms.

I didn’t seem to get anywhere with them.


Are you having the same problem? If so, in order for us to get heard and get something done, I would ask that you notify appraisers on your email lists of this so they can start call in to complain and/or emailing.


Or, if you have another solution to getting this information, please feel free to share. I am all ears, and going to have to put orders on hold until they put these options back.

That was the notice received. I do not use an export for the 1004 MC. I just type the data from the "Fannie Mae 1004 MC Statistics" option of the CMA into the form. So I did not notice any change. But, I post this in case anyone else uses the export format that apparently no longer works.

Thanks for posting. I hadnt noticed any issues, but I'll take a closer look.
 
Several hours after I sent out notices, the original appraiser got information from ARMLS that it had been fixed. They removed it because agents didn't need the information. Then after many appraisers called them, they realized it was very important and put the function back. I am not a member of ARMLS, so I don't use the system.

When setting my search filters for the subject, one of my filters usually contains an age filter (depending upon the market area). The filters are set prior to completing the CMA or the 1004MC report and are stated between the Statistic Report and the MC report. The CMA only pulls data from the search filters utilized (see below):

Specified listings from the following search: Property type Residential; Inside the map search Polygon; Pool - Private of No Pool; Special Listing Cond of N/A; Status of 'Active', 'Closed', 'Pending','CCBS (Contract Contingent on Buyer Sale)','UCB (Under Contract-Backups)'; City/Town Code like Maricopa; Approx SQFT between 1600 and 2100; # of Interior Levels between 1 and 1; Year Built between 2003 and 2008; Parking Spaces of Garage Spaces between 2 and 2; Close of Escrow Date between '5/20/2015' and '05/20/2016'.
