Plat Maps

Does anyone know of a website that I can get Plat Maps off of. I can get some from the town websites but not all of them have them. I've seen a few websites that are offering "Plat Maps Free" but I'm reluctant to download because they want to add a tool bar. Is anyone else having this problem due to client requiring them? I was thinking of offering aerial maps instead but I wanted to check with my fellow peers first. No shot I'm going to every town hall to get them..........

I can't imagine an appraisal report without a plat map. I can't even imagine starting the appraisal without a plat.

Does you MLS have a public record service associated with it? How about NDC or Realist or ParcelQuest?
 
NDC, Realist, and ParcelQuest have no viable data in my area.

The GIS aerial gives approximate lot lines, not always correct and often off several feet in registration to the aerial photo for whole subdivisions and townships. Subdivision Plat maps are generally not in digital files. You have to go to the recorders office and look in the file vault if there is one. Some are attached to the original survey of the lots if you know where in records to start searching. Large area plat books are regularly produced for Counties for a plat of large land tracts. They are produced every several years. You need to read meets and bounds deed descriptions for many lot descriptions is this area.
 
Make friends with title agents at the local title company(ies). They will typically give appraisers legals and plats as a matter of customer service. I've never been turned down.

If all else fails you can swing by the local courthouse and eyball them personally and make hard copies for .05-50 cents per. It's kinda gratifying...:new_smile-l:
 
I've never not been able to get a plat map. Once in a while I've done jobs where there is a new plat or the property has been sub-divided or a BLA is in process. Or there is some other confusing issue.

So yeah, sometimes a trip to planning and building is in order.
 
On-line plat maps are steadily becoming more available but there is no guarantee they are available for any one town. Simply stop at the assessors office and take a picture of their plat. I do it all the time.
