· Review BPOs and/or Appraisals against market data

· Verify if the value is supported based on your research

· Confirm your conclusions with comments and supporting data

· Provide a final reconciliation value

And yet he will find appraisers to do them, no doubt.
 
It looks like a "secret" LARA review except Landsafe is not mentioned.
 
If they are not USPAP compliant what happens if someone files a complaint? Will they pay to defend you in front of the state board? Will your E&O cover you? Why do they need appraisers at all for this? Can't they just train someone to do these?
 
Making the reviews compliant would be the responsiblity of the appraiser .. not of the company that employs them.

I keep reading on this forum about USPAP compliance and competency as it relates to AMCs and other companies ... USPAP does not govern AMCs and those other companies .... compliance and competency are the SOLE responsibility of the APPRAISER .... Im shocked that so many simply dont get this.

In the broadcast, I believe the company is putting you on notice that the work they require will not comply with USPAP Standard 3 ... which should state to the appraiser ... YOU MUST DO ADDITIONAL WORK to protect your license.
 
If the client is looking for persons to complete a valuation reconciliation product that does not need USPAP compliance then they should engage non-appraisers.

Wouldnt work in my state ... a final reconciliation of value would be an appraisal ... it would require an appraiser to complete the assignment.

They could just change the name of the product to a BRO - Broker's Reconciliation Opinion :new_smile-l:
