plugin for .env files

I love to be nickeled and dimed.

A somewhat decent client now requries .env files along with the pdf. I did not know I was required to be bilingual and, of course, there is a price.

Why can't AMC's just take our pdf, pay our fee, and do what they want with our report. I have the original. I will gladly snail mail you a paper copy. Don't expect me to give you several translations, it's not my job, I just do the reports. AI ready format? Here is your completed 1004. You pay to have it translated. In addition to planting, harvesting and packaging your report, would you like me to chew it up and regurgitate it directly to you so it is easier for you to 'process'? --------rant over-------

When you buy this 'plugin', do you own it forever (like the software) or is it something that must be paid on an annual basis? I would ask the salesperson but they are too busy digesting my data and honestly I don't trust them. And that is a shame.

Thanks for the link rb. I believe this is intended for the lender to change over my .env file to a pdf. Funny thing is I want to send a pdf, not send a .env file only to have them change it back to pdf. I understand the intent of the .env, to provide an encrypted file, peace of mind for the lender. Thanks AI.

I am all for the cost of doing business, multiple MLS services, $6,000 sign and custom letterhead. Sorry for the rant, this business just burns me up sometimes.m2:
 
If you have Alamode you have a built in plug. I think it works this way, pull your file up, click on Appraisal Port up load, it will then convert you file to .env then save that file to a folder. Zap you have your .env file you can email or up load to anyone needing .env.

I use this all the time with one of my clients. I will also tell you a lot of your file is not converted.

I think you misunderstand what the ENV is for, it has nothing to do with security and peace of mind. It populates their loan package and does a automated rules check for there silly compliance peace of mind.

The joke is on them, becaue a conforming property does not insure anything in regards to report integrity. A skippy knows exactly what to do to bypass the rules. How, easy just create adjustments that fall inside guidelines. Duh!

So when you get some screwball subject your report will fail all their rules and they will harass you for comments which you have already made in the report. They harass because no one has actually read your report yet.

Every appraiser should be asking why there is no stand alone ENV to PDF converter! We should be demanding that FNC develope and provide this stand-alone converter software for use by Appraisers, Lenders and Regulatory agencies who come in contact with AI ENV files.

There are reasons why they dont; cost and risk exposure.

I have started putting that web site converter in my reports. I am going to start refusing to cooperate with addendum request, comments and other nonsense unless the party making the request is looking at a PDF version of my report.

I will get off my soap box now.
