i voted 3, but it should have read "No. Appraisers should know better."
 
Back in the day, you had to be a broker to sign an appraisal report. In PA, that is.
I remember when it was rare to meet an appraiser who was not also a broker. There were also many licensed general contractors who came in from the business from that field. When one takes a peek at facebook world today I would guess that less than 10% have other licenses and don't know the difference between ingress and egress.

As a mineral appraiser, I do not buy minerals within the two states I work. I will buy them elsewhere. I had 3 or so chances this year to buy minerals...and at the right price, but referred them to mineral brokers I know.

All but one appraiser I know started with real estate and most still dabble in it, only one I know is still active as a primary agent member of a brokerage business.
