"Pool Bath"

Subject is a 4 BR and already has 2 Baths. The 3rd bath has ONLY exterior access and is used as a "pool bathroom". This is not uncommon in this market (it is FL!)

This 3rd bath has a full shower, sink & toilet. To be honest, I'm leaning on calling the subject a 4/2 with an accessory/pool bath and NOT counting it in the GLA since the only access is from the outside. We're only talking approx 50sf (approx. 9' x 5'), so GLA is not an issue. There is a vent/fan...

I think I may have answered my own question but just curious and wanted to throw it out there.

I do not count pool/cabana baths with only ext access in GLA /sf or bath count of dwelling.

I mention them and might line item adjust for them on a separate line on grid.
 
It's an exterior or yard amenity. It's not part of the living area for purposes of comparison. Use a line item in the adjustment table.
 
what is typical in your market?
 
You will have to take a pic for FNMA requirements. I don't count as GLA or in bath count.

They aren't uncommon around here since many homes have pools and/or are on the water/beach.

I definitely took a pic of the exterior and interior of the bath.

Very common in my market. Most resort area properties and many others as well, have such exterior baths. I never count in the GLA but explain what and where they are and put on the sketch.
