Portland's Fall in Value

I was up there a few go and hundreds of thousands of vacant commercial in the downtown areas. Businesses closed with paper covering windows. Nobody really knows what prices are because nobody's buying at any price and that's because theres no tenants to rent to. There are some we wouldn't buy at any price. Time to just demolish a lot of the structures.

What killed it was between covid, anti business government, poor police and rampant drug use they can go F themselves. Lmao )
 
Spent a few nights at the Benson hotel a few years back. Great facility, but right outside were homeless people in tents on the sidewalks. Staff warned against going out at night.

FAFO--And that loss in revenue will be pushed back on the residential property owners.

Met a hedge fund client to go visit some of the gas wells drilled in the Fayetteville Shale. I met him in Little Rock, North Little Rock Hampton Inn to be exact. They warned us not to go out after 10pm because the police station was next door and the drunks got turned out after 8 hours in the tank and many ended up sleeping on the lawn that the Hampton. Wasn't too worried about crime except they were notorious panhandlers trying to get enough cab fare money to go home. We had supper there in the hotel, then left early the next day to meet a lawyer who was a leasing expert. There were still drunks sleeping it off on the lawn. Interesting experience.

Arkansas has a few towns not too 'good'. Little Rock-N. Little Rock, Pine Bluff, and W. Memphis are not the best of safe towns. Same with a few state parks. A friend was hired out of college to be a park ranger. They don't carry guns normally. She really enjoyed Hot Springs which was the playground of Al Capone among some of the people from crime families. But this was neutral territory. No hit men allowed. But she got transferred to Chicot State Park near the Mississippi River and had to go thru pistol training. Soon found out why. She could tell some stories.
