I submitted a report a few weeks ago. I now received a revision request that the contract was amended to reflect $5,000 in seller concessions to the buyers for repairs and they want me to update the report. Why would I update the report to reflect these repair concessions that are post effective date? Should I do it?

Good question: Chatgpt: Yes—but with an important distinction: the appraiser can issue a revised report reflecting the amended contract, but should not make it appear that the amended contract existed or was analyzed as of the date of the original report.

Under USPAP guidance, a request to revise information after an appraisal was delivered can be handled by issuing a new/revised report, provided the change does not make the report misleading. The revised report should have a new report/signature date, while the effective date of value ordinarily remains the original effective date.

I think the key is you need to make it clear the revision occurred AFTER the effective date of the report and after it was signed. That can easily be done in the comment section where you included any changes.
Revision dated 09/14/2026: Subsequent to completion and delivery of the original appraisal report, the appraiser was provided an amended purchase agreement dated XX/XX/2026. At the client's request, the appraisal report has been revised to reflect the amended contract terms. The amended agreement was executed subsequent to the effective date of the appraisal and was therefore not available to the appraiser as of the original appraisal/report preparation. The effective date of the appraisal and the appraiser's opinion of market value remain unchanged.

I would but note in report that new information was given and A new signature date. Effective date remains the same.

Make sure you change them for your time to do it.
