I hate it when my wonderings start creating confusuion in my mind!

Golf course subdivision with club house and amenities, how would you determine percentage of land use?

My immediate thoughts are that the golf course is not available for building and thus is not considered. What about the club house area? Should it be considered commercial or part of the golf course? Without these two, it is 100% residential (mix of condo and single family).

What say ye my peers?????

Subject is in a gated golf course community. I would assume that the course itself since it is not available building land would not be considered. What about the area for the club house, etc. Would that be considerd commercial or part of the course?
 
Clubhouse is Part of the Golf Course- both Commercial Uses (if a public course).
 
Depends on your specific neighborhood Description and Boundaries.

I believe you are correct in musing about showing the golf course as an undeveloped area in your neighborhood. Report it as "Other" and then estimate the % based on the total land area encompassing the nbhd.

And yes, treat the club house area as 'commercial' ... perhaps only 1% of the total.

I do the above all the time now, showing the 'Other Land Use = farm lands, parks, schools, undev. open space', etc. (whatever it is) in the comment section for the nbhd.
 
Never saw a public or private golf course that really paid its way. They are so dependent upon lot sales and once the lots are developed, its a very poor producer
 
The golf course is NOT undeveloped (at this point) .. it is developed as a Golf Course .. and should be labeled that way. As far as commercial uses, it is my opinion the Clubhouse / Proshop are commercial use of the land in association with the Golf Course whether under private or public ownership. Use is use .... and if the course is 18 holes in size, I would nearly bet that close to 30% to 50% of the land area of that subdivision is in Golf Course (dependant of course on exactly how large the total subdivision is) ... with the balance being residential housing ... a quick check of a recorded plat should give you the information on the first page .. Identifying the specific areas of each.
 
I live in a neighborhood adjacent to a public (privately owned) golf course.
The neighborhood is 100% single family residential. Most land use regs aren't going
to allow the land to change use. Its like open space except with irrigation and
people with bad golf swings driving golf carts like circus clowns.

We had a big developer propose taking the first fairway and making it into
condos. It got shot down by state land use board of appeals.
 
This is another question that is difficult to answer without knowing local governmental issues. Since the golf course is part of a gated community, it was part of the original planning for the community. In some areas, a clustered subdivision is created, where the golf course is part of the open space, unavailable for residential development. Furthermore, the local zone code may have a specific classification for this property; i.e., general or residential community facilities.

These type of properties don't necessarily fit into the quantum classifications that Fannie created; another reason why I'm not fond of "the form."
