I know this subject has been beaten to death but I just had to post. This company has been sending me multiple emails telling me they have lot's of work in my area and do I want to join the panel. I guess they forgot I told them to take me off their list over a year ago. I was curious so I asked what the fee was. I got a response of it depends. I asked for a range. Response was $35-$125 for complex. $35? Did I really just read that right? $35? ...$35.... I'm laughing while I am writing this but they f...ing kidding me.
 
i received an email with a list of 41 properties in need of Proteck Desktop Quantitative Appraisal 2016.
"You fill out the form based on a recently completed PCR (property condition report) which has photos taken by a local agent from within the last couple days."

the properties were located all over the state from 2 - 5 hours dive. i didnt even respond
 
Send an FYI copy of the communication to Brian Weaver at State?

That's low . . . even for desktop appraisals

I have done some for them a long time ago. I think they pay 2 or 3

I shut them off at $85.
$125 for a “complex”? Complex/desktop appraisal is an oxymoron.....as in moron if you do it!

I don't sign my name for $85. Sorry, all those years and low wages it took me to get where I am is worth more than that. Not to mention the liability.
 
A friend of mine at an AMC recently shared their "new" product with me - a hybrid type report
I can't share all the details but here are the Cliff Notes for the hybrids

$170 - RE Professional (not specified what/who that is) gives subject info/pics - appraiser gives opinion of value

$190 - AVM (not specified what/where) gives info - appraiser picks comps, makes adjustments

$310 - AVM (not specified what/where) gives info - appraiser picks comps, makes adjustments - another factor I can't disclose

BTW, I asked about the fees above ... they are what the AMC is charging the lender.
I then asked "So obviously the appraiser and/or RE Pro would then be paid a portion of those fees?"
Answer "Yes"
 
Does the AMC in the above pay the inspector?
 
Yes the "Real Estate Professional" and appraiser are both paid out of that 1st fee above

Agreed.
Should have noted that I stopped after doing less than 5. You really can’t/shouldn’t do them unless you know the neighborhood like the back of your hand. Even then, time it took I was making far less than the hourly income for doing a “real” appraisal.
