Professional Appraisal Not Needed-Bruss

Hmmmm...
so Mr. Bruss said,

"Hiring a professional appraiser will be a waste of money."

Using that same logic,

Don't see a doctor if you have a medical problem. Don't
see a lawyer if you have a legal issue. Don't go to school
if you want an education.

It would have been instructive if Mr. Bruss would have
explained why a fee for service appraisal is a waste
of money.

That buyer was paying a Realtor as a buyers agent.

All 3 of his offers were above market value with a buyers agent CMA to guide him.

Lets see...... pay a buyers agent I'm not sure how much and pay between $17,000 to $35,000 above the appraised value (don't the buyers agents still get a commission???? or does the listing agent get the whole commission?)

OR

Pay a professional appraiser $300 - $400, find the truth and save between $17,000 to $35,000

Guess I just don't get it. Oh.... maybe Mr Bruss gets kickbacks? Or, maybe he's just ignorant of what really goes on in the Real Estate field. Or, maybe he's just stupid.

What say YE? We all submit a few question's to this GENTLEMAN & see if any of them get answered in his colum? Such as What amount of the closing cost does a loan officers get & does a Loan officer have any legal obligations to me after the loan closes. OR ??
 
I guess this moron doesn't realize that their buyer's agent's commission is increased and insured when he/she shows them bloat comps...
 
Brauss represents the interests of NAR. He is ill-informed about the proper role of the appraisal in loan underwriting. To them the appraisal process is an obstacle to overcome and they are jumping over all the right hurdles.

Brauss has a large audience. His biased articles have done significant damage to the image of the Appraisal Industry over the years.

I would like to see Francois Gregoire and NAR's appraisal section address Mr Brauss comments. An effort must also be made by all appraisal organizations to educate the public that his comments are not in their best interests.
