Purchaser present during appraisal appointment?

What do appraisers think of the home buyer being at the house during the appraisal?

I would guess most don't care, but I was curious as I have a buyer that wants to get into the house he's buying to take some photos, and due to scheduling issues, it's easiest to get him at the same time as the appriaser.
 
Are you expecting the appraiser to assume responsibility for the buyer's actions and safety in the home?

If you are the buyer's agent, YOU are that one that should be providing access for your client.

If you are the seller's agent, see above.

As the appraiser, I'm not letting anyone into the property on my watch.
 
I wouldn't have a problem as long as they didn't bother me or delay me.
 
I have had it happen, though its not common. I do not mind it. I don't mind answering questions that I can answer while I am there either. Its pretty common to have the home inspector, an agent, and the appraiser thre at the same time. No big deal to me.
 
Just so long as the buyer doesn't make a nuisance of himself OR try to discuss the appraisal, especially a needed value, with the appraiser.
 
Why can't you let the buyer in either before or after the appraiser inspects the property?

Setting the appointment with the buyer one hour after the appraiser will eliminate the appearance that you are orchestrating any kind of funny business.

I recently completed an assignment so that the buyers & seller could negotiate a price. The Father of the buyer was the one who called me and was there with the seller (long time friends apparently). I measured, photographed, noted repairs, amp size and water heater capacity. It was a small house - rectangular - so I was completed in 30 minutes (and that was taking my time). I thanked the two men and left. As I get to the car a woman and a young man walked up asking if I was done. I replied yes. He said that didn't take long. Geez

Normally I don't care, like the others, as long as I can do my job.

Uhm, no I'm not.

I am providing access to the appraiser and the buyer, I WILL BE THERE. You sure are reading a lot into my question.

Your watch? We never send appraiser unaccompanied to a home, so any decision to allow or deny access wouldn't be yours.
 
I've declined to allow people in with me - I'm doing my job, not babysitting. I don't want to be responsible for their peeing in the closet. Okay, not that they're likely to do that, but I don't need the added liability. I agree with Glen - It's the realtor's job. That's why they make the big bucks.
 
Think about this-what's the difference between this and an appraisal for a refinance?
