Thank you all.....this has been MOST helpful...!!

I gotta remember to stop by more often...!! But as you all probalbly well know, it's easy to let yourself get "backed into a corner" to point of second guessing yourself silly...!!

It's nice remember there are folks dealing with the same b.s....but more importantly, that there are also folks willing to help too..!!

In addition to ANSI standards, I would check with the local assessor. If they include this are as living area it gives you one more professional that agrees with you. Im many areas I work in the assessor is viewed as god.
