Quick "FHA Inspection Question"

We're doing an FHA appraisal and the home itself has been remodeled and is in perfect condition (built 1961). However the "detached garage" has peeling paint and some rotten facsia boards on it, so would it meet FHA min guidelines since the house is in excellent condition and the garage is a seperate detached structure? any ideas would be a great help, Thanks!

I don't get the joke. If an appraiser stated a home met "FHA Minimum Guidelines", it would be referring to the FHA MPRs and other FHA edicts.

To the OP, if your home is pre 1970ish than yes, it will be an issue most likely. I'd recommend that you go remedy the situation yourself prior to the appraisal. The hours spent now, could save you serious money in time and effort later.
 
FHA requires all exterior surfaces to be finished and not exposed to the elements, regardless of year built. I think that it is Mortgage Letter 48-2005, near the bottom.

Let's be even more specific as to the year the dwelling was built: pre-1978 chipping paint is a required MPR repair. Post 1978 exposed wood is a required repair. Does that answer the OP's question? The MPR requirements are for any structure located on the subject property.
 
Dealt with this a few times during the investor resale of refurbished home frenzy. The guidance in question applies to the home, and all outbuildings, even sheds. Pull the permit or something similar to hopefully identify the age built. If age is indeterminable, it falls within the realm of lead based paint guidance. Lead based paint is a monster, it comes right through other paints unless they are specific lead encapsulating paints. It can even come through garage flooring fishes and other surfaces, often having telltale shape and color signatures if it's bleeding or leeching out. Hot Spots for lead based paint inside the home are oftentimes ledges and flat wood surfaces. When dealing with exterior surfaces, lead based paint can be more difficult to recognize. The typical repair request is to follow the updated guidance on lead based paint. As I understand it they have to scrape, repaint, and assure all chips and flakes are removed from the site and properly disposed of.
