Are we still using the borrowers name or has it changed back to 'Any Qualified Veteran'.
I know for the past few years I have been using the Veteran's name, but with this new circular in April, 2019, I'm not sure. I'll contact the Regional office as well, and will post their answer.
Just wondering if anyone knows. I've been off for a few weeks. Thanks.
 
I participated in a Skype VA training session a couple of weeks ago. We are still to use the Veteran's name as the borrower. For Lender/Client we are to use the lender name and Department of Veterans Affairs (spelled out). Since that doesn't usually fit in the form field, the RLC recommends Lender name / VA on page one and Lender name and Department of Veterans Affairs (spelled out) on the addendum.

I've been using the borrower's name as that listed on the 1805 order. Today (09/18/2019) I received an email request from the lender to change the borrower's name on a recently completed report to something different and add an additional name. It hasn't come up before and I didn't think it was an option, but decided to email Denver RLC for confirmation / clarification. The email response was "This would not be an issue."

So as to head off any future questions about it, I sent back one more email asking: "In the future, if a lender wants the borrower's name changed to something completely different than listed on the 1805, it's fine to change it to whatever they'd like? Or does it at least have to have a same first or last name as listed on the 1805?". Official response back from Denver RLC was: "Please follow the direction of what the lender needs on the appraisal for the borrowers."

I really wish there was an official VA rule book that spelled these things out. Or a repository of official VA frequently asked questions with answers. Would save time for appraisers and also the regional staff that probably have replied to these same questions numerous times over the years.

Just posting this here for others that might run into the same lender request in the future.

I recently had one similar to this. The lender sent the following request: Please see revised COE for Xxxxx Xxxxx (fka Xxxxxx) and correct the appraisal report to reflect her married name of Xxxxx Xxxxx.
I amended the report with a comment in the addendum why the change was necessary and then moved on to the next one :)

It would be nice to have to have one central list of rules. Other than the revised Chapters 10 & 11 which spell out the regulations, the rules are pretty much established by the local RLC. It is not uncommon for the RLCs to have different rules and pet peeves.
