it appears that Regorra is requiring anyone using their site to agree to their terms and conditions agreement. I don't do work for their AMC but do have several direct clients that use the portal. I am not comfortable signing the form (it appears to say they can glean your data even if you don't use their software or their AMC) It just popped up today but it won't let you access the site unless you agree. Has anyone else had this? Would love your thoughts.

They do not need to glean your data. They can get all the data they need from MLS, your county GIS, ZILLOW and numerous other ways. Sign it or not, they do not need your data......it just makes it easier for them to get it.

This is a bad take. The data that the appraiser uses is verified and researched. MLS, county, gis and zillow is all garbage data.

They 100% steal data.

Regorra is not an AMC. They are the parent company of 1 or more AMCs. Check on your state board site and Regorra will not show up as an AMC.

What they care about is your fee data, as that is their biz and cheese maker. Ask them if when you use their form product with outside orders (non Reggora originated), if they mine the fee for bid/fee intelligence. I have no clue if that is actually the case, but their incentive is to offer lenders the lowest cost appraisal possible. At least they are bypassing the leach AMC model.

Call it whatever you want it is NOT solely a portal anymore. NVR pays $600 through them minus their tech fee Pulte pays $600, but since they switched to Regorra's Marketplace or W2 model whatever you call it their reports are now $400. If we decline the 33% cut in fees and 1 day mandatory turns on the 3.6 Regorra may then assign this client's work to their panel. Maybe they find a way around being an AMC but they have poached more than a couple good clients I've heard.
