I completed an appraisal report for a conventional refinance of a manufactured home at the end of December. The AMC asked for a revision request to state if the water heater is required to be double strapped (no in AZ); this was addressed in the report as a revision request in the addendum and submitted. Eight days later, the AMC is asking me to delete the revision request from the report (apparently they are going to have the borrower install water heater straps anyway and ask me to complete the final).

I've scoured the internet, USPAP, lender guidelines, etc. for a reason to tell them no other than I don't think it's appropriate and a waste of my time.

Thoughts? Sources for saying no? Would you delete and move on with your life?

Tell them the final will cost $300 paid in advance with the original fee and then revise and note the prior service as well as keep a copy of the revised copy, original copy and new copy. If they refuse to pay, then don't do the revision. It is a post report "stip". My verbiage.

Appraisals are based on the data available at the time the assignment is completed. Amendments or modifications to appraisals based on new information made available after the appraisal is completed will be made, as soon as reasonably possible for an additional fee.

In a related matter, I personally learned from the AF recently that every different version of an appraisal report is actualy a different/new report rather than a different version, each of which require a different filename xxxxx (C1), xxxxxx (C2) or whatever nomenclature you prefer, and possibly with an "Ending Addendum: Client Stipulation Regarding xxxxxxx" at the end of the spillover narrative of each successive report. Doing so will ensure that you can provide evidence of your responses to successive stipulations, if ever asked to do so.

BTW (just curious) . . . why scour the net looking for a reason to tell them no, when it's usually just as easy to say "yes" as it is to say "no" (from a Biblical rather than an USPAP perspective, so to speak).
