Job Description
Determines completeness, accuracy, and consistency of appraisal under review and appropriateness and reasonableness of documented analyses, opinions, and conclusions.

Duties & Responsibilities
1. Analyze appraisal under review to determine completeness within the context of reporting requirements for the type of report submitted.
2. Form an opinion on apparent adequacy and relevance of provided data and the reasonableness of any adjustments.
3. Consider whether proper technique and methods were utilized in the appraisal including all applicable approaches to value, analysis of data and supporting commentary reflect a reasonable value conclusion and develop reasons for any disagreement.
4. May consider additional information researched through national and local data services and the internet, if such information is deemed to be appropriate and reasonable. May provide an opinion of value different from the value opinion in the report under review or conclude that the value opinion remains reasonable as of a current date.
5. Communicate audit results in the Appraisal Tracking System (ATS) in a professional and timely manner. Maintain necessary documentation in a work file for each audit completed.
6. Manage workload to meet production and turnaround goals.
7. Keep current with company policies pertaining to appraisals and collateral that affect job performance and proficiency, Uniform Standards of Professional Appraisal Practice (USPAP) and state licensing regulations. Recommend necessary changes as a result of new or revised policies.
8. Participate in monthly/annual audits concerning appraiser use.
9. Complete special projects, assignments and audits as needed.
Qualifications
This position requires a Bachelor’s degree in business, related field or equivalent experience as well as three years appraisal field experience. Requires Certified Residential License or Certified General Appraiser licensing in the State of Illinois; working knowledge of FNMA/FHLMC appraisal underwriting guidelines; aptitude for analytical problem solving and research ability, attention to detail, organizational skills, and excellent verbal and written communication skills; PC skills (Word, Excel, Lotus Notes) and HFC/BFC systems experience (Vision, CII, ATS).
