Hi Greg...my 2 cents says to do the appraisal and whack them on the fee. From an appraiser's standpoint, you really should be getting paid what your expertise and ability to do is worth. If that means someone down the road doesn't make what they want on the deal, so be it. The AMC will have 2 choices. Eat the increased fee for the complexity of this report, or pass it along to thier client.
Bottom line is you will be giving them a service at a fair price and you will be getting paid for the additional complexity.
And BTW....you can also stop in at a local Realtor's office and bend some ears and get some data. Bring in some donuts for them. There is nothing funnier than a Realtor chasing a donut rolling across a floor.
All kidding aside, a local Realtor can add to your knowledge and competence.
There are no "local real estate offices" in the subject's area. Closest ones are in Laytonville about 35 miles south or up in Garberville about 35 miles north.
I agreed to a review and advised them of the problems and that I would be working with another appraiser in obtaining MLS data on the comparables used in the original report.
My fee is exactly double what the original appraiser charged.
