I completed the 1004 Conventional for a purchase at the beginning of the year as is. The seller agreed to remove the old empty underground oil tank before closing. I drive past the subject every day and see that the front yard and concrete have been torn up. I am regretting not making the report subject to

Today a BS revision request to "add a comment about marketing time". Should I also change the report to subject to and require a final inspection?

Why?
1. Beginning of what year, 2024 or 2025?
2. Who is requesting the revision?

If 2024, my guess is it is not your same client is requesting the revision so tell them to pound sand. If 2025 then they are doing what they were supposed to do.

Inspection on New Years day 2025. I had one revision request from the AMC because the lender changed their PO box and I did not catch it. This BS revision request seems to be coming from the lenders check list reviewer. Can or Should I use this revision to change my report to "subject to"? If I had know that the seller would trash the lawn and concrete taking out the oil tank I would have require a final.

Oh, I see. Because the contract said it was to remove the oil tank before closing, then yes. You need to change it to, “subject to”. Relax. They are doing it so no harm done.

Yeah, I figured that I would use their BS revision request as an excuse to disclose and correct my error.

So you think the buyer is going to let it be all torn up and not fixed before settlement. Yea, you should have caught it being the sale police. Hopefully, an easy re inspection.
