"Please review the following update from Freddie Mac regarding certain words and phrases: https://sf.freddiemac.com/articles/...-phrases-for-more-objective-appraisal-reports

Please review the appraisal to remove/replace the term “walking distance”. (Neighborhood Description, page 1)"

Original text: "Walking distance of 5-25 minutes to schools, shopping..."

Correction "Non-driving distance of 5-25 minutes to schools, shopping..."

You only say distance to, not type of. Just saved you some typing. I only use driving time to our big city from the suburbs. After that, no time to, or way, to get there.

Typical suburban living. Transportation by car, Major highways nearby. Local shopping & regional malls. Public & private schools locally available. Central Phila has shopping, museums & work within 45 minutes. Park area nearby.

'within one mile' is the preferred sentence structure, has to be a specific mile as 'short' distance may be offensive to some home loan seeking humans.

I got dinged for saying 'commute' for all the people who cannot drive or ride public transportation.

Walking is not appropriate because the borrower may be a transgender male in a wheelchair, and it's highly bigoted and insensitive.

"Independent" from independent fee appraiser no longer exists....

I got dinged for saying 'commute' for all the people who cannot drive or ride public transportation.

Considering the definition of commute in this context includes all forms of transportation.....I'm betting it was offensive to the pajama wearing remote worker doing the underwriting.

Instead of walking distance, say it is within 5 (X) blocks of the subject,or under a quarter of a mile from the subject.
Its a shame we cant' express the concept in normal, everyday day understood language.

"Everyday language"....
Changes/evolves over time....
Sometimes for the better....
Sometimes not....
