Right of Way appraisals

Does anyone have examples of appraising Right of Ways and/or doing a databook? I was interested in learning how to do it and wanted to understand it more before going forward.

A data book is nothing more than a compendium of sales to be used on the project--nothing too complicated.

What kind of right-of-way appraisals? Are you talking about the valuation of a right-of-way? Partial takings? Total takings? Strip appraisals? There is an infinite variety--would need more detail or specifics to answer your question.
 
Hi Pete,

I appreciate you replying back. The property being appraised is raw industrial land that is part of a total parcel. The city will be taking part of that property to build a bridge used to go over a railroad tract. We will be appraising 7.658 acres of industrial land which is part of the totaling 22.48 acres. This 7.658 acres will be taken for the right of way. In addition, there are easements to be appraised such as 0.629 acres for Temporary Easement (Construction of Slope), 0.231 acres for Permanent Easement (Construction of Slope & Utilities) and 0.423 for Permanent Easement (Maintence of Drainage). I will be giving a percentage (example: 30% of ROW value) for each easement based on the ROW value.

They well want a before & after that will show whether the acquistion did damage the property. Just wanted to know if you have done things like this and if you have an example. Also, if you have an example of a Databook which I probably will be doing in the future. Any help would be great.

Very Interesting Work.

Be Sure To Get The Elevation Of Completed Project. (completed Project Might Be 40' Higher Than Existing.

Verify Everything.

Be Sure To Get Laws Governing Project. Usa, State And Even City Laws Are Different( Ofsetting Benefits Are Example)

Some States Have A "right Of Way" Chapter. Join Or Attend.

You may want to take a good eminent domain appraisal course. I would suggest you check with ASFMRA.

Build your data book by tearing apart sales in the area and outside the area where similar structures have been built.
 
Rather than relying on sample reports if you haven't done this kind of work before you should really be working with another appraiser that has. I would assume that you won the bid. However, usually, at least around here, when right-of-way work is ordered more than one appraiser/company performs the job. The reviewer will have both appraisals to analyze.

I don't have samples here - the right-of-way work I've done is stored at a previous employer. Sometimes when an appraiser is new to this kind of work the city, county, or state will work with the appraiser to let them know exactly what they need. I know when my dad was reviewing right-of-way appraisals (he did that for 30 years) he would take appraisers that were new to this kind of appraising under his wing and help them with the process.

You are 100% right. I am working with my professors daughter who specialized in this kind of property. If I was doing this all by myself, I would probably be in trouble. I just like getting other peoples opinion who has experience in this.

Get a copy of the Yellow Book. It's been around forever and is the guide for ROW appraising. Should be available from your state Transportation dept.
 
You can also find a pdf version of Yellow Book online for free and immediate download. :clapping:
 
I don't know enough to jump on an assignment like the one you speak of :( but this book addresses such in depth. It's on AI web site. Sounds like fun to me. Just saying......
