RV trailer on driveway

I did an appraisal in which the owner asked if having a RV trailer on her driveway lowers the value.
This is a middle class tract neighborhood.
She said her neighbors complained that it lowers the value on their homes.
Being objective, I said it's a personal view. Some like it and some don't.
In my mind, my bias view is I don't want a big RV as my neighbor.
Now if it was a Tesla, the value might be higher.

It could lower a value perception to many buyers, (unless one owns an RV or big truck themselves ) That is why people want to live in an HOA which can have a rule against big vehicles in driveways. Some communities impose a nominal yearly fee like $ 80 a year each house to form an HOA to impose rules. With no HOA rules, all her neighbors can do is hope she moves one day.
 
I would have said to her well its a known fact that this neighborhood is suffering from urban blight which prior to the PC culture we called it the White Trash and the Red Neck syndrome but think of all the enjoyment you get with that trailer and that's hard to place a dollar value on isn't it :)
 
It it occupied or just parked? Years ago, I had a next door neighbor with a visiting relatives RV parked between our houses. I put up a privacy fence and the day he tied it to public sewer, I called county zoning and the sewer district. It was gone within 2 days.
 
I doubt that a personal property RV parked in the driveway would influence the value in a significant way.

Now, my collection of derelict and partially disassembled 50's Chrysler Corp. vehicles behind my workshop... That definitely affects value!
 
“It will lower my property value”. Yeah, ok. Of course, if that top of the line, $30k RV was in their yard, would it still lower their value?
 
Maybe they are thinking of neighborhoods where there are covenants and restrictions in place that prohibit RVs, trucks, etc. And maybe their neighborhood is not one of them. :shrug:
 
My mom's real estate axiom: "There's an *** for every seat."
