I also am willing to redact sample reports.

The trick is to be very thorough in your redacting. I comb through the report and remove evrything relating to names, companies, addresses, legal descriptions, property numbers, section/range/township, exact map locations, etc. I redact all identifying information for all clients, users, borrowers, owners, subject, and comps.

Like Judy said, what they want to see is the overall quality and style of your work. They are not (or should not) be interested in "re-creating" the appraisal for the specific subject.
 
Basicaly, I suggest that you don't do it. Sure, it's possible to redact enough information to run clear of USPAP, but are you sure about GLB?

If they want to see the quality of your work, tell 'em to send you an order.

Could you expound a little on that? I'm unclear on how thorough redaction of all identifying information could leave one in danger of possible GLB violations.

Are you talking about careless redacting of consumer/subject identity or something I may have not yet considered?
 
I have discussed this with OBRE (Illinois). It is permitted as long as all the confidential information is removed from the report which includes: subject property address, tax identification number, legal description, and client name. Here in Illinois, we also have to reference the mortgage officer's name in the report which also has to be removed. Do not forget to change the map page because it shows the address of the subject. As long as all the confidential information is removed, it can be done.
 
How about considering the sample as simply a new assignment?

Make the potential employer the client and changing the intended use to "providing a work product sample for employment consideration."

I feel I am beyond this nonsense. However, if you are trying to build an appraisal practice, I suppose it has to be done. As long as you you are doing one, why not make multiple copies so that you have sample "packages" readily available? Include a copy of your license, your resume and your mission statement. (maybe your E&O cover.) Sell yourself and let the potential client know WHY they should hire you instead of someone else.

Print 'em out and let your kids correlate them.
 
The only people who have ever asked me for work samples were other appraisers.....for split fee work.

Mike, I agree with you. My logic of thinking is the days of the form fillers is almost over and if the client wants to see the quality of work performed, I have no problem in given them samples. Of course, after removing all the confidential information.

I do believe it is very easy to see, by the product an appraiser produces, if an appraiser is a form filler number hunting fool or a qualified honest appraiser.
