Septic distance to property lines.

I am checking to see if any changes have occurred since I last did an FHA in the Fall.

Distance of Septic and/or leach field to property line...........50 feet?

Spacing on decking rail verticals......can't pass a tennis ball?

Must heavy moss growth, and heavy pine needles and debri cleaned from roof; and full rain gutters............yes to all?

Note:
1 This clearance may be increased or decreased depending
upon soil and rock penetrated by the well and aquifer
conditions. The clearance may be increased in creviced
limestone and permeable strata of gravel and sand. The
clearance may be reduced to 50 ft. only where the ground
surface is effectively separated from the water bearing
formation by an extensive, continuous impervious strata
of clay, hardpan, or rock. The well shall be constructed
so as to prevent the entrance of surface water and
contaminants.
2 The recommendations or requirements of the local health
authority shall apply.
3 This clearance may be reduced to 15 feet only where the
ground surface is effectively separated from the water
bearing formation by an extensive, continuous impervious
strata of clay, hardpan, or rock.

I don't think there is a specific MPR for the rail spacing. The roof condition and minor deferred maintenance is your call. I define "minor deferred maintenance" as those items that most any homeowner could take care of on their own.
 
Thanks CA. However I don't have a well. Last summer I had an FHA file where the distance to the property line ( B of A ) was a huge issue--I was hoping to not pull the now archived file.
 
The MPR is for the well distance to the property line... 10 feet.

No MPR for the septic distance to the property line.

You may have an issue with the health department and health code but that's a side issue.
 
Interesting. I just recalled the file and pulled it up in the computer. I state the septic system is 39 feet (this was a part of scope) from the property line........I'd have to pull the file, but my recollection is the bank wanted fifty feet.

In this case it was simple to determine, the tank and field were parallel to the property line and I remember taking the tank distance which was closer than the field (nobody seems to have the answer whether the field distance was also to be considered (because it neared the rear property line).

I remember researching this and posting it.
 
FHA doesn't care about the neighbor. They care about the property they're insuring. So the only "distance-metric" regarding the property line is the well location. They don't want the well getting polluted from the neighbors septic system or run off from the street (etc.)
